Septic System Inspections
Prior to purchasing an existing home, financers will require that the sale of the home is contingent upon a home inspection. However, most financial institutions do not require an inspection of the septic system. Unfortunately, for many people who have failed to have a septic system inspection conducted, have learned an expensive lesson.
Unforeseen expenses can appear almost immediately after purchasing the property. No sooner are the closing papers signed when foul-smelling septage is found in the backyard, or worse yet, backing up into the house. For a lucky few, the problem may only be a block line, however for many, the only solution is a new installation or replacement of the existing system. This can cost the new homeowner anywhere from $5,000 to $30,000 – in addition to the frustration and inconvenience. You can lessen the chance of the financial burden of a failed system through with a thorough septic system inspection.
A thorough inspection includes a review of the original construction plans (if available), the historical use of the system, the interior plumbing, a video of the underground piping to check for blockage and integrity of the pipe, a dye test, a review of the inverts, outlets and filter, a review of the structural integrity of the septic tank, the distribution box, a review of the pump, pump chamber, floats and alarms (if applicable), the vegetation, slope, drainage, and possible break-outs in the area of the leachfield, a review of isolation distances to natural and man-made features, and borings in and around the leachfield area to help determine the location, materials, and condition of the effluent field.
Even a thorough inspection can not guarantee the system will properly function for any period of time as the life of the system is directly related to the maintenance and care of the homeowner, it can determine whether or not the system is in failure. In some cases, depending upon the findings, a thorough inspection can estimate the stage of the system’s life cycle.
